Single family home or townhouse?

We are in the position of buying a single family house at a lower price range (read: smaller lot, less square footage, probably older) but think we may be investing in something that will appreciate over the years (Triangle area, NC).


Now, we may have to rethink and get a townhouse because


a) we want a lower payment, and want to build equity faster.


b) we don't have children yet, and are not planning any for a couple of years (read: we don't really want other people's children yelling through our backyard just yet).


c) we may be able to get something newer (read: good for resale).


Our only concern is how much do townhomes appreciate vs. single family homes? What is their resale value?

Their value appreciates as well but less than a single family home. You should consider fixing up the one family house and comparing the end price of that to the town house. I think your answer will be a lil more obvious at that point. :)
